Property worth AED 2 million or more qualifies the owner for a 10-year renewable UAE residency, with sponsorship for spouse and children. We handle the application from the valuation letter to the Emirates ID, and we tell you the conditions before you buy, not after.

Who qualifies
- Owner of one or more properties in Dubai with a combined value of at least AED 2 million, as valued by the Dubai Land Department.
- Off-plan property from approved developers can qualify, subject to the payment status and DLD confirmation. [Conditions change; we verify at the time of application.]
- Mortgaged property can qualify under conditions set by the DLD and the bank. [To be verified per case.]
- Jointly owned property qualifies for each owner whose share is worth at least AED 2 million.
How the application runs
- Eligibility checkWe confirm the property, ownership structure and valuation before you spend a dirham on fees.
- DLD valuation letterApplied for through the Dubai Land Department, usually within a few working days.
- ApplicationSubmitted through the Dubai Land Department's Golden Visa channel with passport, title deed and photos.
- Medical and biometricsAppointments booked, we accompany you if you wish.
- Emirates ID and visaResidency stamped, Emirates ID issued. Family applications follow the same route.

- Title deed or Oqood for off-plan
- DLD valuation letter
- Passport photo, white background
- Current visa or entry stamp
- Health insurance for the UAE
